January Market Wrap

Welcome to you all,

You may have noticed we recently changed our ad in the Yass Tribune choosing to promote our website rather than selected homes. This promotes all our client’s homes not just a selected few and provides far greater information for a buyer than a small ad in the newspaper. We are continuing to provide the best marketing options to our vendors and have some very exciting new visual media technology coming soon.

We have also added a regular finance column and thank Fiona Milligan for providing this information to us.

Market Wrap

With January now behind us it has been a very positive few weeks in terms of the level of buyer interest and enquiry. This enquiry has been across all of the various property types and we have even seen some investors re-entering the property market which is an encouraging sign of increasing confidence in the marketplace.  The buyer demographic has been very broad from those looking for their first home, through to young families and retirees.

It has been interesting to note that there appears to be interest starting to return from Canberra buyers again looking to Yass for a quieter lifestyle and larger residential blocks. We are also continuing to attract people from across NSW looking to relocate to Yass and Murrumbateman.

Entering the property market for the first time can be a quite challenge for first home owners, due to the required level of savings to fund the property deposit, stamp duty and other costs. The good news is that savings are not always required, as a family support loan may be another alternate. A family support loan can save first home owners significant cost, by avoiding expensive lenders mortgage insurance premium and a more favourable interest rate.

We also have a new childcare centre about to commence operation in Yass which will provide much needed childcare places. Lorraine and I have recently been invited to take a tour of this new centre and we were incredibly impressed with the level of facilities offered.  This will help to make the town more attractive to working families who would otherwise have previously discounted Yass in their search for a new home due to a lack of available childcare facilities.

All in all, it has been a very positive start to 2016.

Kind regards,

Michael Gray JP
